Our investment strategy

Vivant Capital identifies investments in attractive tourism destinations with a strong foundation and expanding visitor economy, deploying a strategic focus on opportunistic and value-add deals, including distressed assets. We look for assets in prime locations with underperforming cash flow to acquire and redevelop, renovate or reposition to their highest and best use.  

We leverage creative and tax-efficient deal structuring which benefit from tourism and historic tax credits and other tax incentives, and the structuring of Opportunity Zone Funds (QOF/QOZB) to enhance and deliver strong equity returns to investors while mitigating common risks associated with real estate equity investments.

We engage in destinations where there are advantageous market dynamics such as a supply and demand imbalance where new hotel room inventory will be easily absorbed with strong and stable financial indicators. We invest alongside our LP investors in hospitality sectors which we believe are most resilient throughout economic cycles and are poised for continuous growth.

Our team employs an entrepreneurial approach to imagining and underwriting each deal, and diligently managing the investment cycle once a favorable investment decision is made. Our development team works hand in hand with local teams of professionals including our general contractors, architects, engineers and legal advisors among others, to oversee the successful execution of the development strategy.
